1. Apartment: 【高级公寓】
In Beijing, most of apartments in this category are built after the millennium year. 80% of apartment resources on our website are these apartments, which are relatively acceptable and suitable for International people living in Beijing. With the better building quality, property management service, resident-friendly facilities, most of international and local people prefer to live in such apartments. The buildings of these apartments are normally tall and well decorated with elevators.
2. Villa/Townhouse: 【别墅】
Most of villa/townhouses are located at rural area of Beijing. With villa/townhouse, you will usually have an independent house with many rooms, large living rooms, even with a private garden and private garage. Many CEOs, directors, ambassadors who have their own families, prefer to have an independent or private space, thus they are willing to spend more money to rent a nice villa/townhouse.
3. Local Apartment 【民宅】
The major feature of local apartment is that the buildings are not very tall: 6-7 floors without elevator. The rents of local apartments are usually lower than normal apartment. The rent is different based on various locations, decorations, ages, size, and etc.
4. Commercial Properties【商用房产】
In China, only commercial properties can be legally registered for company location. If you have a plan to start your own business in China, it is better for you check the house you are going to rent is for commercial use or only for resident use. For sure, you can use some resident for as SOHO (small office, home office). For your cost effective purpose, you can rent a small-size commercial property for cost saving as registration working place, but your can rent a larger non-commercial apartment as main working place.
5. Si he Yuan Courtyard house 【老北京四合院】
Si He Yuan is a classical architecture style of residential housing of Beijing citizens dated from the Ming Dynasty. The narrow streets between the Si He Yuan are called "Hutong"s. One Si He Yuan unit comprises of a garden surrounded by four houses and is protected by high walls. Old Si He Yuan is not suitable for modern people's living. However, there are many Si He Yuan redecorated with modern facilities inside, such as modern kitchen, TV channels, bathroom, and high-speed network. Si He Yuan is regarded as authentic Chinese villa in Beijing. The price is in principle more expensive than the newly built villas with equivalent facilities.
6.Short-term rental 【短租服务】
Apart from traditional hotels, short-term rentals (including renting rooms, apartments or holiday villas) are also popular and provide visitors with an alternative choice. Generally, short-term rental is cheaper than hotel rates by 40%-60%. Despite the low price, the living environment of these apartments is very comfortable. With a short-term apartment, you can have a complete life rather than just a sleep room and a bathroom in Hotel, even though you just stay there for a short term. Short-term rental is highly demanded but most of landlords are reluctant to rent their houses for the short term. They usually prefer to have a long-term, i.e. at least one year contract for their houses so that they able to escape from frequent transaction processes. Only few short-term apartments providers can have these services for you. Most of them rented their apartment from real landlords for a long-term, and decorated it and use it as short-term rental. 7. Others 【其他】
In China, we have different styles of houses in different areas. For example, there are many old houses, called ‘弄堂' (NongTang in Pinyin) most of which were built in the early age of last century that has Old Chinese building Structures and Western influences. There are still many types of houses of which some of them may not be located in Beijing.
